Property & leases for your business

Property & leases

Organise properties and lease agreements in one workspace. Review upcoming lease expiries and record how a held deposit is settled.

Give each lease a clear history

Keep the property, customer, contract dates and rent arrangement together. Record reviewed amendments and use the supported schedule for rent billing, including advance rent where configured.

Prepare for the next renewal

Review approaching expiries, outstanding rent and recorded property costs. Follow the underlying income and expense records when investigating profitability.

Explain every deposit movement

Record receipts, partial or full refunds and eligible renewal transfers. Apply a claim through a posted invoice for the same customer. Any unsettled balance remains held as a liability.

Lease deposit settlement review

Review the evidence behind a lease deposit return or deduction before settlement. The interface shown below is a current product capture from the populated fictional TerminalHQ demonstration workspace.

How the workflow fits together

1. Record the property, customer and lease.

2. Review rent charges and deposit receipts.

3. Follow up on arrears and renewals.

4. Record a refund, invoice-backed claim or eligible transfer.

Deposit movements

Explain each movement in the deposit balance.

  1. Property and tenant
  2. Lease dates and reference
  3. Deposit held: 1000
  4. Returned: 850
  5. Deducted: 150
  6. Settlement recorded: 1000
  7. Visible held balance
  8. Eligible renewal transfer

A practical example

A business holds a $1,000 deposit. It records a supported $100 claim against a posted invoice and refunds $900 through the refund workflow. Each event retains its own reference. A partial refund can instead leave money held for later settlement.

Check the fit for your business

The refund action does not accept a positive deduction as a combined refund-and-claim shortcut. Assess local deposit and client-money obligations separately.
